A village bordering ancient woodland
Ashtead Common, a large area of wood-pasture immediately north of the village, is owned and managed by the City of London Corporation and holds National Nature Reserve status for its centuries-old pollarded oaks and the rare invertebrates they support.

The village itself is largely residential, with housing spreading between the common to the north and open land towards Epsom to the east, giving Ashtead a settled, suburban character alongside its more rural edges.
